Seller Guide: The $399 Home-Sale Chimney Inspection

What the $399 inspection is

1. Camera scope of the full flue. Cracked tiles, gaps, and offsets on video, with stills in the report.
2. Sweep. The flue is cleaned so the scope sees tile, not creosote.
3. Cap and crown check from the roof. The two things a buyer's inspector flags most.
4. Written report with photos, emailed same day. Formatted so the buyer's agent can attach it to the response.

Why do it before the buyer's inspector does

"Recommend further evaluation by a qualified professional" is a negotiating point for the other side. A dated report in the seller's disclosure packet closes that door before it opens, and if something is wrong you learn it while there is still time to fix it on your schedule.
